Competition Bureau vs CREA: Win-Win Deal For All

Absolutely fantastic news for home sellers, once this new compromise gets ratified…

The sellers will have more options and control over which services to choose and pay for when listing their home…The real estate salespersons will have to become more innovative with their offerings and more competitive with their pricing…

It is a great start in the right direction once CREA membership ratifies the agreement at the annual gathering…They certainly got me vote..

Market Watch – July 2010

Many apologies for delay in posting the July 2010 Market Watch.

The number of sales and listings actually dipped in July 2010 compared to July 2009.  Less listings could exert upward pressure on home prices.

Here are the key numbers for July 2010:

  • July MLS sales: 6564*
  • Avg sale price: $420, 482*

Housing Market Correction and Foreclosures

The historically low interest rates brought Buyers to market last year looking for “great deals” in the housing market…“Great deals” hunters led to bidding wars due to low inventory of homes…The home prices rose higher and higher with each passing day…

Now many analysts agree that the Canadian housing market is due for a correction fuelled by rising interest rates….What does that mean to homeowners?  There could be loss in home value but strict lending rules by Canadian lenders should spare us from what transpired in the U.S. last year (which still continues)…Most homeowners seem to be on solid footing to continue making the mortgage payments leading to less possibility of defaults.

Home Selling Tip – Depersonalize

Multiple offers highlighted the surging real estate market in Canada last year where some homes sold even before the listing appeared on MLS.  Historically low interest rates and somewhat mild recession in Canada brought throng of Buyers, sitting on the fence, to the market which along with low inventory made bidding wars the norm in most areas.

With the listing price of no concern to willing Buyers, why would a home not sell?  There were plenty of homes that took a lot longer to sell or did not sell at all. There are numerous factors to consider along with pricing but the two most important are:

  • location
  • condition (presentation of the home)

Location is a fixed variable that cannot be changed.  Condition is just as hard to change with most Sellers ignoring valuable and helpful advice by their listing salesperson.  Homeowners find it difficult to make changes to their personalized home even if leads to difficulty in selling their home.
