CREA membership has voted in favour of agreement to offer more flexibility in listing homes on Multiple Listing Services (MLS).  Home owners can pick and choose from different services that a real estate person can offer now.

Home owners stand to benefit as the agreement should challenge the real estate salespersons to offer innovative and competitively priced services to compete in the already competitive real estate market.

I agree with what Georges Pahud, president of CREA, stated today “We are pleased with the agreement. It allows realtors to go back and do what they do best and that is helping Canadians,” .

Home Selling Tip – Depersonalize

Multiple offers highlighted the surging real estate market in Canada last year where some homes sold even before the listing appeared on MLS.  Historically low interest rates and somewhat mild recession in Canada brought throng of Buyers, sitting on the fence, to the market which along with low inventory made bidding wars the norm in most areas.

With the listing price of no concern to willing Buyers, why would a home not sell?  There were plenty of homes that took a lot longer to sell or did not sell at all. There are numerous factors to consider along with pricing but the two most important are:

  • location
  • condition (presentation of the home)

Location is a fixed variable that cannot be changed.  Condition is just as hard to change with most Sellers ignoring valuable and helpful advice by their listing salesperson.  Homeowners find it difficult to make changes to their personalized home even if leads to difficulty in selling their home.

I have been following the MLS versus private/discount realty services argument for sometime now…the more one reads into it, the more confusing it gets…

MLS has become an essential tool that dominates the resale realty market in Canada. It offers the largest database for Realtors to work with while also allowing limited public access. Private/Discount brokerages all want a piece of the billion dollar realty market and wish to inject fresh/new ideas into the realty market.

I am certain there is room for both players to exist peacefully and thrive. In the meanwhile, I myself have been pondering how to deliver a better, transparent, and more cost effective Buy/Sell experience to the clients. Watch out this space for some developments in the next few months.
